Sealcoating is a low-cost solution provided by asphalt contractors in preventing costly repairs to the asphalt surface.
Asphalt is durable and has a rated useful life of around 25 years. However, with proper maintenance, such as sealcoating, the useful life of asphalt can be extended nearly indefinitely.
Sealcoating is the process of applying a protective coating to the surface of asphalt. Sealing with a double coat every 4-5 years can help to extend the life of the asphalt. Preparation is key to long a long-lasting sealcoat! In order to ensure the asphalt is 100% clean we use a combination of pressure washers, blowers and power brooms to remove any moss, dirt, oil and other impurities prior to either driveway sealcoating and parking lot sealcoating .
If the asphalt has cracks greater than 1/4", we fill them using commercial grade rubberized crack filler prior to asphalt sealcoating. For heavily cracked (alligatored) areas we use specialty cold patch filler that is spread on in layers, creating a large asphalt patch over the cracks.
We apply two coats of sealer using specialty sealing brooms and/or spray wands using our supplier's premium sealer, Armorseal A-100, Depending on weather conditions, it can take anywhere from 30 mins to 4 or 5 hours for a coat to dry. If there are any areas where more precise asphalt sealcoating application is required, such as next to a garage door, we use paintbrushes.
After the second coat is applied, the curing time is about 24 hours. During this time, keep the sprinklers off and we highly recommend that no one should drive on it. However, regardless of either driveway sealcoating or parking lot sealcoating, once the sealer turns jet black, you may actually walk on it.
Our asphalt sealer supplier is Cascade Asphalt located in Tacoma, WA. We use their Armor Seal A-100 HS which is a high-performance, mineral reinforced asphalt emulsion sealer, blended with polymers and specialty surfactants for superior adhesion, flexibility, and durability specifically made for driveway sealing and parking lot sealcoating.
Dura-Fill H.S. is a specialty grade, premium quality crack and joint sealant, which is specifically formulated for direct-fired kettles. Dura-Fill H.S. is relatively hard and has a high softening point, which makes it well suited for parking lots and driveways. It is applied during the driveway sealcoating or parking lot sealcoating process. It prolongs pavement life by sealing cracks and joints from water penetration.
STAR® SURE-FLEX™ Premium Trowel Grade is a heavy-bodied patching and repair product that was specifically designed for repairing excessively cracked asphalt surfaces, depressions and "bird baths". STAR® SURE-FLEX™ protects problem areas from further water and other contaminant penetrations with a long-lasting, flexible patch.
